  Anthony Horton

Anthony is a partner and joined Gerald Eve in 1994. He has more than 15 years’ experience working in the planning and development field. He advises clients from both the public and private sectors, ranging from local authorities and charities, to corporate companies such as Whitbread, Peugeot Motor Company and Carlsberg Tetley Brewing. Anthony specialises on matters relating to development with a particular emphasis on residential land disposals and has advised clients both independently, as well as within multi-disciplinary teams when dealing with complex projects requiring other specialisation.

Specific experience
Providing development agency advice to The 600 Group in relation to various surplus industrial properties requiring the formulation of development strategies – Anthony’s work in this field has resulted in the marketing, negotiation and disposal of four freehold property interests based upon residential development schemes in the mid-nineties, with disposal proceeds totalling in excess of £7m.

Between 2000 and 2005, Anthony successfully disposed of three former industrial investments on behalf of LaSalle Investment Management, ranging from a 20 acre paper factory, adjacent to the River Great Ouse in St Neots, to a 3 acre modern distribution warehouse near Watford, on the Grand Union Canal. In each case, optimum value was achieved unconditionally, significantly exceeding the existing use value of the properties.

More recently Anthony acts for Action for Children in the formulation of disposal strategies for key development sites in its property portfolio. This has included the disposal of its Headquarters site in Islington on a conditional basis which led to completion in May 2011 following the grant of planning permission.

Anthony has particularly strong experience in strategic development land having acted for numerous charitable trusts and landowners in the promotion of landholdings for large scale residential projects, most recently in North East Norwich and in Harpenden. In many cases this has involved the formulation and negotiation of complex landowners’ consortium agreements allowing each owner to fully participate and share in development costs and proceeds.

In more general terms, he has extensive experience in the development process and is fully familiar with the marketing and valuation of development sites for either commercial or residential schemes.

Anthony's extensive experience has resulted in him acting as an expert witness on behalf of clients, including Rentokil at Arbitration and appearing as a valuation expert in a leading Lands Tribunal case.
