Brian is a chartered surveyor, who joined Gerald Eve as a partner in 2001. Prior to this he spent many years on the client side with a large corporate leisure operator. He has many years’ experience in leisure property having dealt with a wide range of activities including asset management, valuation, acquisitions, disposals, leasing and rent reviews. Brian has an in-depth understanding of the leisure market, with particular emphasis on hotels, pubs and restaurants. He has extensive expertise in driving out best value by re-gearing existing investments and by identifying valuable alternative use development opportunities.
Specific experience
Extensive valuation and asset revaluation work on all types of pubs, restaurants, hotels, and associated sublet units, throughout the UK
Acquiring sites and going concerns throughout the UK, for development into pubs, restaurants and hotels
Disposal of single sites and groups of operating pubs and restaurants throughout the UK – this includes advice on value, best method of disposal and due diligence
Improving site performance by acquiring adjacent land and building to allow extension and or diversification – for example, land acquired to allow hotel bedrooms to be constructed adjacent to a supporting restaurant
Identification, assessment and disposal of alternative use, gold brick redevelopment sites – in some cases achieving up to four times existing use value
Negotiation of rent reviews, lease renewals, surrender and renewal and lease re-gearing with extensive experience of budget hotel rent reviews
Provision of full asset management service to national corporate, multi brand operators, to include – cost control (rent, rates, service charge, insurance), asset protection (lease renewal, pre-development reports, boundary disputes etc), disposal management, including due diligence, strategic advice and valuation.
