Graham is a partner and Head of Lease Consultancy. He specialises in managing properties with a particular emphasis on lease consultancy matters, rent reviews, lease renewals and lease regears as well as dealing with management issues arising for both landlords and tenants. Properties dealt with include offices, retail, industrial and A3 use properties. He also advises on strategic and occupational issues for public and private sector clients and has particular expertise with the acquisition of properties.
Specific experience
Valuations and negotiations for landlord & tenant purposes on behalf of property owners and occupiers in central London and the South East, including acting as an expert witness in rent review disputes before arbitrators and independent experts and giving evidence in the County Court for a new lease determination.
Managing properties on behalf of Pension Fund and property company clients including dealing with applications for alterations, assignments, sub-lettings, variations to the permitted use and lease regears.
Providing expert’s reports in respect of a rental dispute on an office building of 25,000 sq ft in E1 and in respect of a dispute arising from a rent review and surrender and regrant of a new lease on an office building of 115,000 sq ft in WC1.
Undertaking a large number of rent reviews and lease renewals on properties including office buildings of 15,000 sq ft, 25,000 sq ft and 100,000 sq ft in central London; 9,000, 14,000 and 16,000 sq ft offices in SW1, 30,000 sq ft offices in Victoria, 6,000 sq ft offices in Mayfair; 5,500 sq ft offices in WC2 and 25,000 sq ft in WC1.
Work outside central London includes rent reviews on 60,000 sq ft in Brentford; 100,000 sq ft in New Malden, 110,000 sq ft in Portsmouth, 42,000 sq ft in Chiswick W4, 17,500 sq ft and 29,500 sq ft in Southampton, 20,000 sq ft in Chandlers Ford, a 66,000 sq ft head office building in Bedfordshire and a 60,000 sq ft headquarters building in Uxbridge all agreed between 2006 and 2011.
Responsible for all landlord & tenant work for Soho Estates covering an extensive central and Greater London portfolio, undertaking a large number of rent reviews, lease renewals and the regearing of leases, including a number of well-known leisure and A3 premises in the West End and greater London. These include Burger King on Leicester Square, Zoo Bar on Bear Street, L’Escargot on Greek Street, Ronnie Scott’s on Frith Street and G.A.Y on Old Compton Street.
Advising a major Central London landlord on rent reviews and lease matters, including dealing with Mossiman’s Private Dining Club in Belgravia via Independent Expert.
Agreeing a lease restructure on a 34,500 sq ft office building in Eastleigh and agreeing terms for a co terminus letting of one floor.
Advising on the acquisition of office premises in Tunbridge Wells, Redhill, Chelmsford, Milton Park in Oxfordshire and Havant in Hampshire and a site for a major print works in South East England.
