Paul is a partner based in Milton Keynes. He specialises in asset management and is currently focusing on hotels and leisure clubs across a wide number of properties spread throughout the UK and Europe where he acts on behalf of blue chip tenants.
Specific experience
Prior to joining Gerald Eve, Paul was employed by Whitbread and gave day-to-day and strategic advice on a complete range of properties including pubs, restaurants, coffee shops, nightclubs, offices, warehouses, land and investment properties.
He focuses on priming the assets and proactively controlling all property-based costs, enhancing asset value and minimising risks. This includes land purchase to expand existing sites, re-gearing leases – including the lease of a 400-bedroom hotel in Kensington – and disposing of assets surplus to requirements.
Valuation advice with particular emphasis on leisure, hotels and restaurants
Acquisition and disposal of going concerns
Maximising utilisation of assets to include subletting under-utilised space, development and subsequent sale of adjacent land, re-gearing leases etc
Providing a comprehensive estate management service to blue chip clients to ensure tight property cost control (rent, rates, service charge and insurance) protection of the asset (lease renewal, pre development reports, disputes etc) and enhancing the asset by lettings, re-gearing sales and disposals – this includes David Lloyd Leisure and Marriott Hotels
Advising on European property with previous experience of providing asset management advice to a UK client in respect of 120 leasehold restaurants in the USA and Canada
