Phillip is an associate based in our Manchester office. He specialises in finding solutions to excessive rate liabilities. Phillip has experience of all major property types and particular expertise in the industrial sector.
Phillip joined Gerald Eve in 2007 after 19 years working for the Valuation Office Agency (VOA). From 2004 he was a key member of the specialist rating unit responsible for compiling rating assessments for large industrial properties, computer centres, chemical works, liquid bulk storage facilities and distribution warehouses throughout the North West. His work included the identification and valuation of rateable plant and machinery. Phillip has presented evidence at valuation tribunal.
He uses his specialist skills to secure optimum results for clients using his practical knowledge of the rating system. He negotiates with the VOA and billing authorities to maximise savings on appeal and tackle onerous rates liability on empty properties.
Specific experience
Negotiating reductions in rating assessments of two cash and carry warehouses, achieving overall savings in excess of £500,000
Negotiated 40% reduction in rating assessment of a 40,000 sq m factory on Trafford Park and secured rates relief on unoccupied parts through phased withdrawal from site
Negotiated reduction in rating assessment of a laboratory complex on Wirral achieving savings in excess of £3,000,000; ongoing work to mitigate rate liability due to refurbishment and redevelopment programme through negotiations with the billing authority
