Richard Ayres

Richard is a partner in our specialist property department based in the West End. He specialises in valuation and rating matters and has particular experience of specialised properties and those used for charitable purposes.

Specific experience
Capital valuations of a variety of properties for accounts purposes including major national museums, police stations, court buildings, NHS Trust hospitals and colleges of further education

Providing valuation and strategic property advice to educational clients, including the University of Surrey, King’s College London and St Mary’s University College Twickenham

Co-ordinating a team in the valuation of a major central London (residential and commercial) estate

Providing a complete rating service to ten major universities in the 1995, 2000 and 2005 rating lists – Richard has been able to save these universities in excess of £5m through reductions negotiated in the 2005 Rating Revaluation

Strategic and specific rating advice to all of the 35 Cambridge colleges

Providing rating advice to a number of major national museums and galleries including the British Museum for whom he secured a rate rebate of more than £1m in the 2000 Rating Revaluation

Negotiating a memorandum of agreement on the valuation of universities for rating purposes in the 2000 and 2005 Rating Revaluations on behalf of Universities UK

Preparing reinstatement cost assessments for a wide range of specialised property types
