Richard joined Gerald Eve in 1991 and is a partner in the specialist and residential department. He specialises in valuation, strategic estates advice and transactions in respect of health care, education and other institutional and operational properties. He provides advice in support of mergers and acquisitions, structured finance, corporate recovery, asset purchase and disposal situations.
He leads our healthcare advisory team and is chair of the firm’s valuation panel, which is responsible for both reviewing and monitoring all major valuation advice provided to the firm’s clients and providing internal guidance on existing and emerging changes in accounting and valuation standards and the consequent implications for our clients.
Richard also leads a team which has developed a particular expertise in advising a range of charities in respect of the effective strategic management of their property assets, the sale or transfer of trading activities, acquisitions, disposals and leasing in compliance with regulatory requirements.
Specific experience
Responsible for a range of major valuation projects for secured lending, acquisition, disposal or financial reporting purposes, including:
Care home groups – including Priory, Care UK, Southern Cross Healthcare, NHP, Four Seasons Healthcare
Surgical hospitals and acute psychiatric facilities – including the former BUPA Hospitals, new schemes for Circle and new secure psychiatric facilities in Widnes and Bury
Primary care centres – procured under the Government’s LIFT initiative for Barclays Bank and those being developed by Community Solutions and others
Residential special schools – including the portfolio held by Senad
Support of corporate recovery initiatives – relating to retirement schemes in over 200 locations
Care village and assisted living models – including schemes being developed by Retirement Villages and Sunrise Senior Living
Independent schools – including those held by Alpha Plus and numerous charitable institutions
Client partner for recent valuations of British Waterways’ mixed portfolio of circa 1,950 properties
Circa 140 car parks occupied by NCP
Independent and state schools, universities and colleges of further education, local authority assets, housing stock and a range of other specialised property and business assets
Other projects include:
Working with our dedicated investment teams, advising on the acquisition and disposal of sale and leaseback transactions mainly in the healthcare and education sectors
Planning, development and disposals advice, including ensuring compliance with The Charities Act 1993, to various charities of major institutions, including listed buildings for redevelopment and green belt locations, such as Provincial House, Mill Hill; Carmelite Monastery, Golders Green; a sheltered housing estate near Guildford for the Architects Benevolent Society and numerous other care homes, schools, convents, hostels and development sites
Advice on the sale of trading assets in the charity sector to new charitable trusts or ‘for profit’ providers, involving advice on structuring and clawback arrangements, including hospitals such as Mount Alvernia Hospital, Guildford sold to BMI and Lourdes Hospital, Liverpool sold to Classic Hospitals; and schools to new trusts such as New Hall School, Chelmsford and others to Cognita including St Clare’s School, Porthcawl and Ffynone House School, Swansea
