Richard is a partner in our retail department and specialises in advising on retail properties, including unit shops, restaurants, foodstores and variety stores both in town and out of town. In particular, this has involved providing advice for valuation, rating and landlord and tenant purposes in Greater London and the South East generally. He has recently spent an increasing proportion of his time in providing advice to restaurant operators with properties on retail and leisure parks.
Specific experience
Extensive experience of providing Red Book valuations over the last decade on the national portfolio of a major UK variety store retailer. This includes stores of between 15,000 sq ft and 150,000 sq ft throughout the country in High Street and out of town locations.
Responsibility for valuing the 200 shops forming the retail portfolio of a major central London estate since 2001.
Partner responsible for the provision and co-ordination of rating advice to City Centre Restaurants (now TRG) and the Whitbread restaurant portfolio under the 1995 and 2000 Rating Lists. This involves not only providing strategic portfolio advice but undertaking specific appeals, in particular in relation to those properties in Central London and on retail and leisure parks.
Responsible for landlord and tenant work on behalf of Royal Mail Group for their retail portfolio in Central and West London.
Acted as expert witness in providing valuation and landlord and tenant advice to the Solicitor’s Indemnity Fund concerning an incident of professional negligence at lease renewal on a shop in West London.
Involved in the preparation of evidence for successful High Court proceedings on behalf of the Crown Estate in Regent Street, London relating to the attempted assignment of a lease, which was contrary to the principles of good estate management (Crown Estate Commissioners -v- Signet Group & TTT Moneycorp Ltd (1996)).
Responsible for portfolio-wide advice to Marks and Spencer on the requirement for landlord’s consent to undertake alterations to their stores and obtaining consent where necessary. This has also included providing a wide range of advice on general estate management matters.
