Simon is an associate in our minerals and waste management team, based in Leeds. He advises operators, lending institutions and landlords on a variety of aspects associated with these specialist property groups.
Specific experience
Substantial experience in preparing rating valuations and negotiating rates savings during the 1995, 2000 and 2005 Rating List in England and Wales for general industrial, brick/tile, mineral and waste management hereditaments
General management of client rating portfolios including the auditing of business rates accounts due to Valuation Office and Charging Authority errors
Assists in chairing the British Ceramic Confederation (BCC) Rating Steering Group on behalf of the brick and tile industry
Marketed a major quarry development in Norway, a sandstone quarry in Yorkshire, a limestone quarry in Derbyshire, a sand and gravel pit / inert landfill in South Yorkshire and an inert landfill in Durham
Detailed site searches for industrial, mineral and waste management facilities in Yorkshire
Prepared valuations for land, buildings, mineral and waste assets for UK based companies for accounting, negotiation and management purposes and loan security purposes for various banks
Provided strategic reconnaissance and desk top valuation advice for properties / companies being considered for potential acquisition
Involved with the preparation of a claim against the National Grid for minerals sterilised by the presence of pylons across a sand and gravel pit
Advised on the possible acquisition of mineral bearing land and the potential financial return from mineral extraction
Undertaking rent and royalty reviews on behalf of tenant occupiers. Successful challenges against substantial rent increases
Negotiated early lease surrender and compensation on behalf of a tenant due to the landlord requiring the land back for redevelopment
Responsible for the lease management of various landlord interests in quary and waste management sites. This includes original advice on drafting of leases and agreements; checking current rents and royalties; negotiating rent reviews; and day to day liaisons with the tenant operating companies; on behalf of the respective landlords
Lease and management advice to a landowner who has been approached by a waste operator to landfill on their land
Provided general estates management advice for a major minerals client
Preparation of Compulsory Purchase Order claims for land taken
