As a partner in the landlord & tenant team in Gerald Eve’s City office, Sophie has a wide range of experience in all property sectors and specialises in landlord & tenant matters within central London and the South East.
Sophie undertakes rent reviews and lease renewals for clients with property portfolios both within and outside London, including the preparation of expert evidence where matters are referred to a third party or Court for determination. Sophie has ongoing reviews or recently dealt with properties in Leicester Square, Mayfair, St James’s, Lombard Street, Covent Garden and Hammersmith in central London and Amersham, Redhill and Richmond.
Specific experience
Sophie provides landlord and tenant advice to one of London’s largest private landlords with properties predominantly in the West End. This work includes office properties, retail, restaurant and club premises in London’s premier tourist destinations.
Within central London Sophie recently agreed a rent review on an office property in Covent Garden resulting in significant rental savings on behalf of the tenant. Our client occupied two floors within a 5 year old building and the reviews were the first under the lease. The valuation date was late November 2008 and the most recent agreement in the locality was late August 2008. Having successfully agreed the extent of the rental value decline over the intervening months the landlord's accepted a calderbank offer we advised our client to make as third party submissions were being made. The agreement resulted in savings of £1.2 million to our client over 5 years from the landlord's quoting rent.
Sophie has also recently had success for a client by referring a rent review on a retail shop in the West End of London to an independent expert for determination after it became apparent the tenant was not going to make a realistic offer to settle the rent review. Being an expert in that field, and relying on experience of previous rent reviews agreed on similar properties, Sophie successfully demonstrated to the expert the correct level of value to be adopted. The outcome was a significant increase in rent for our client at a rent very close to our Calderbank offer so that our client’s position was also protected on the issue of the third party costs.
