Gerald Eve LLP was appointed by Grosvenor in 2005 to provide strategic planning advice in respect of the proposed redevelopment for the Bond Street western ticket hall as part of Crossrail. Crossrail will provide a new east-west railway linking Maidenhead and Heathrow with Abbey Wood and Shenfield.


The Over Station Development (OSD), designed by KPF will provide high quality office accommodation, with the station entrance and a café situated on ground floor. The building is designed to provide an exemplary environmental performance with a target CO2 reduction of 50% below current allowable limits.

The site occupies the urban block bounded by Davies Street, Weighouse Street, Gilbert Street and St Anslem’s Place. The building is not listed, but adjacent to the Mayfair Conservation Area. The proposal will comprise a ground plus six storey building, providing approximately 10,473 sq m of office space, which carefully responds to the distinct character of the different building frontages surrounding the site.

Gerald Eve LLP has led extensive pre-application negotiations with Westminster City Council. The planning application for the proposed development is likely to be submitted in November 2010 with completion in 2016, with construction of the development likely to be in 2014.
