Gerald Eve LLP advised Soho Estates and Soho House in securing planning permission and listed building consent for the change of use and extension of 69-71 Dean Street, London W1 to an boutique hotel (Class C1).

The building, which is owned by Soho Estates, occupies an prominant position in central Soho at the junction of Dean Street and Meard Street. The building has an very interesting history and had accommodated a number of previous uses including restaurant, bar, nightclub and office uses.

The new hotel provides 39 individually designed bedrooms, along with supporting facilities, including a high quality restaurant and bar. Gerald Eve LLP worked closely with Soho Estates and Soho House to ensure the hotel was able to deliver the best possible level of accommodation. Planning permission and listed building consent for the original change of use was secured by Gerald Eve LLP in June 2007. The development was then further enhanced through a number of additional planning permissions secured by Gerald Eve LLP, which included extensions to the builidng as well as the addition of the adjacent building at No.71 Dean Street, which was granted planning permisison and listed building consent in July 2009.

There were a number of significant planning challenges to overcome is securing the best and most viable scheme. The planning applications were supported by a robust local consultation strategy and included careful consideration and justification of the operational, amenity and highway issues associated with the introduction of the new hotel as well as relevant design and heritage considerations to secure implementation. The entire process was co-ordinated by Gerald Eve LLP and we worked closely with both clients and Westminster City Council to secure planning permission and listed building consent at each relevant stage in the process.

The building is now the home of the ‘Dean Street Townhouse’ managed and operated by Soho House. The hotel opened in November 2009.
