Client: OKTIS Holdings Limited

Gerald Eve LLP advised OKTIS Holdings Limited on revised proposals for the prominent Texaco site on Albert Embankment.

The striking proposals for a single 23 storey building, set with landscaped public realm were developed by Make Architects. The project team sought to respond to the reasons for refusal of earlier schemes. The reasons for refusal had centred on height, design quality and prominence in the strategic views of London and the Westminster World Heritage Site.

Planning application proposals were developed for 164 new homes, shops, bars and restaurants, offices/health centre were the subject of extensive discussions took place at pre application stage with the London Borough of Lambeth, the GLA, Transport of London, English Heritage and other key stakeholders. The planning application due to its size and scale was referable to the Mayor of London and required Environmental Impact Assessment.

The mixed use development proposed sought to take full account of the site’s prominent riverside location and to make a major contribution to the ongoing regeneration of Vauxhall by maximising the regeneration potential offered by the site’s location within the Vauxhall, Nine Elms, Battersea Opportunity Area.
