Client: Grosvenor and Corbin & King Hotels Limited


Gerald Eve LLP is currently advising Grosvenor and their preferred development partner Corbin & King Hotels Limited on proposals for a new boutique hotel of exceptional quality in the heart of the Mayfair Conservation Area. The proposals form a central part of Grosvenor’s wider strategy for the enhancement of its Mayfair Estate and are interlinked with their wider public realm agreement with WCC to deliver schemes at Brown Hart Gardens, Duke and North Audley Streets.

Following selection of a development partner, planning application proposals have been developed to convert the 1920’s town garage (recently listed grade II) to a 85 bedroom hotel, incorporating a high quality restaurant. The scheme developed by Reardon Smith Architects proposes sensitive extensions to the building, and the installation of a new habitable sculpture ‘The Crouching Man’, designed by Antony Gormley.

Gerald Eve LLP has taken the lead role in devising a comprehensive planning and consultation strategy and directing the project team. Following extensive pre application discussions with local consultees including amenity groups, Ward Councillors, officers of WCC and EH as a consequence of the sensitive nature of the proposals, applications for planning permission and listed building consent have been submitted to the City Council.

The significant focus of pre application discussions has been on the architectural design approach of the proposed extensions and public art proposal; the operational management strategy; and the potential effect on residential amenity.

Recognising the City Council’s mixed use policy requirement, a planning application to provide nine new homes at nearby 30 North Audley Street has been approved enabling the new homes to be completed in line with the hotels scheduled opening in early 2013.
