Solution
We undertook a comprehensive search of availability within the Birmingham city centre office market, and commenced negotiations on three properties. Recently refurbished, the third and fourth floors of 63 Temple Row were identified as the best solution for our client. Situated in a sought-after location off St Philips Square, record office rents of £30 per sq ft had recently been achieved in this location.
The results
Our agents negotiated competitive terms for Berryman Lace Mawer, securing a rental of £17.50 per sq ft for an eight year term with a five year break clause and a rent free period of nine months. We were subsequently instructed to acquire two additional floors on its behalf which were secured on similar terms.
