Gerald Eve LLP originally secured planning permission for sand and gravel extraction (the largest such consent in Europe at the time) and agreed leasehold terms for operational working of the site in 1990, Gerald Eve LLP Planning and Development team continued to advise the landowner on the potential for long term redevelopment of this extensive landholding.
A medium term strategy was agreed for a range of development options and planning promotion covering a period of 25 years, with potential for development of up to 10,000 new houses and associated mixed uses alongside the newly adopted route of the proposed North East bypass. Discussions with major corporate landowners revealed the potential for one of these options to include coordinated promotion of 2,000 acres to provide a new sustainable community. Gerald Eve LLP have provided the lead planning consultancy as well as advising Ford in respect of all valuation and development options.
Following the landowner’s decision to dispose of its interest, Gerald Eve LLP undertook a controlled marketing process, having regard to the unusual nature of the asset and difficult market conditions. Terms were agreed in November 2009 for the disposal of the property to a major fund on an unconditional basis reflecting the prospects for development.
