Client: Boropex Holdings
Machinery sales company, Boropex Holdings, part-occupied a 97,000 sq ft warehouse located on Apex Park in Hertfordshire. No longer suited to its needs, the company decided to refurbish and multi-let the whole building for investment purposes.
They asked our building consultancy team to project manage the construction work. This was a comprehensive refurbishment that included the removal of heavyweight partition walls, asbestos removal, a new roof and cladding, new alarm systems and comprehensive refurbishment of the sprinkler system. To ensure the building catered for modern occupational requirements, a new covered loading bay and automated hangar doors also required installation.
Having undertaken the initial condition survey, we separated the work into two contracts, the first covered all roofing/cladding matters, and the second related to all internal works. We also appointed separate contractors to deal with specialist issues such as heating, sprinklers and pigeon protection.
The work was completed on time and within budget, and the building is now fully let.
