Client: Brakes – large warehouses
Food service supplier, Brakes, recently appointed our building consultancy team to carry out assessments of their potential dilapidations liabilities for 16 properties.
Most were large warehouses, which were heavily fitted out to suit the client’s specialist operational requirements, which included specialised purpose built freezers running at temperatures as low as –20ºC.
Our solution
As Brakes’ property managers, we already had the lease documentation to hand, so we began with a thorough and careful analysis of this legal information. With the assistance of the company’s site managers, the next stage was to thoroughly inspect the properties, cross-referencing the physical characteristics with the original leases. The final stage was to apply our knowledge of construction costs to calculate the final assessments.
Results
Reporting within a short timeframe, our building surveyors enabled Brakes to budget ahead for its dilapidations liabilities which totalled approximately £5.8m.
