Client: Broadland District Council


Like many rural locations in Southern England, Broadland District Council identified a shortfall of housing in their local area. They had just published their new Local Plan in draft form and wanted to allocate 25 acres of agricultural land in nearby Sprowston for future housing development.

However, the huge profits to be made from the sale of agricultural land for housing, meant it was inevitable that other landowners would lobby for their site to be earmarked for residential development instead. The District Council were resolute on their choice of Sprowston, but given the furore around the development were forced to defend their decision in the face of local landowner opposition.

Our Planning & Development team appeared at the Local Plan Inquiry on our clients behalf to defend the site against alternatives. We were successful, and the full 25 acres were allocated in the adopted Local Plan.

From there, we drew up a planning brief for the site and offered it to the market where it was snapped up by a national housebuilder.
