Client: Campden Hill Lawn Tennis Club


Our building surveyors were asked by the Club – located close to Notting Hill and Holland Park in west London - to undertake a Building Reinstatement Cost Assessment of its new clubhouse, including the indoor (underground) courts and outdoor courts.

The original clubhouse was contained within the upper floors of a terraced house, with the courts being located at the rear of the terrace over an existing covered reservoir. When the adjacent site was redeveloped, a new clubhouse was built within the terrace retaining the facade of the original building but including new, larger changing rooms, a meeting room and offices and a bar/cafe. The reservoir was closed, the original courts were removed and new courts were built within the reservoir with outdoor courts constructed on top.

The construction of the property was therefore quite complicated with the original walls of the reservoir now forming part of the structure, along with the new steel and concrete structure of the tennis court areas and changing rooms, behind the original terraced façade.

Following a detailed inspection and through liaison with the club directors, we were able to provide a BRCA of £6.225m taking into account the unusual construction and specialist fixtures such as court lighting, court surfaces etc.
