Gerald Eve LLP was appointed by St Edward Homes, a joint venture partnership between the Prudential and Berkeley Homes to provide planning advice and planning project management in relation to a site known as Charles House, a Government office building located on the corner of Kensington High Street and Warwick Road in the Royal Borough of Kensington and Chelsea.
A hybrid planning application was submitted in 2008 for a mixed use scheme comprising a new one form entry primary school, linear park and seven new buildings of up to 12-14 storeys in height in order to provide 1010 sq m flexible Class A uses and up to 89,100 sq m Class
C3 residential floorspace. The scheme was referable to the Mayor of London and Gerald Eve LLP led negotiations with the Greater London Authority and Transport for London to discuss the proposals in detail.
The site is one of four strategic sites located within the Warwick Road Planning Brief, 2007. Gerald Eve LLP worked along side the Royal Borough to assist with the preparation of the brief. The Royal Borough envisages the brief to bring forward co-ordinated high quality developments and a new linear park together with appropriate and upgraded infrastructure.
The St Edward Homes planning application also proposes a state of the art LEA one form entry primary school for 210 pupils together with a nursery for 36 children. A landscaped park will also be provided and will run through the site. Squire and Partners together with the landscaping architect will seek to ensure that the linear park is designed to the highest of standards.
