Client: City of London Freemen’s School


City of London Freemen’s School has been established in Ashtead Park since 1926. A former stately home set within 60 acres, the 20 buildings on the site are diverse, and include a modern sports hall, science blocks, a 1960s swimming pool and accommodation blocks, and the grade II* listed original manor house dating from 1790.

Gerald Eve’s education team was undertaking a strategic review of the organisations’ property assets, part of which required an assessment of its current maintenance plans and fire insurance premiums. Our building surveyors were asked to review these accordingly.

The solution
Our building surveyors undertook a detailed inspection of the properties to identify areas which had not been covered by the previous two Planned Maintenance Schedules – or areas which required revision – and gave likely budgeting advice accordingly. In addition, they were able to draw on the extensive Reinstatement Cost Assessment experience gained from undertaking similar exercises for the likes of the University of Surrey and Kingston University, as well as other universities, schools and colleges to prepare a suitable assessment of the properties owned by City of London Freemen’s School. The reinstatement of the buildings was assessed at £50m.

Results
This work ensured that the potential risks to the physical fabric and the maintenance needs of the buildings were fully identified and budgeted for.
