Claire’s Accessories lease their headquarter and distribution centre on the Bromford Gate Industrial Estate in Birmingham providing 86,266 sq ft of industrial space with integral offices.
The passing rent prior to the review was set in December 1999 and Birmingham’s Warehouse market has since become considerably more buoyant and active due to its geographical advantage.
Although the warehouse market in and around Birmingham at the time was peaking, we drew on our experience and knowledge of transactions in the Midlands to agree a revised rent showing a reduction of 11.5% from the landlord’s original proposal.
This represented a saving of £60,500 per annum before gearing and £302,500 over the next 5 year review period.
