Client: Combe Grove Manor Hotel and Country Club Limited


Gerald Eve was asked to provide planning and listed building advice regarding the redevelopment of a redundant listed lodge set within the grounds of the main hotel.

The listed lodge has been placed on Bath and North East Somerset Council’s ‘At Risk’ register due to its poor condition and was set within the green belt, an Area of Outstanding Natural Beauty and Protected Species were present within the roof void.


Approach
Given the significant number of constraints, Gerald Eve’s approach was to ensure the sensitive redevelopment of the building whilst maximising resultant values for the client.

Gerald Eve led and negotiated pre-application discussions with the Planning Department and Conservation Department at the Council to agree the principle and details of a two storey rear extension and refurbishment of the building. We addressed all matters at the outset in order to ensure that the application process ran smoothly.

Result
Planning permission and listed building consent were granted for the internal and external refurbishment of the existing building and a two storey rear extension increasing the size of the original building by 40%. The permissions facilitated the sensitive renovation of the dilapidated building and enabled it to be brought back into beneficial use making it more attractive to the open market.
