Gerald Eve was asked by the developer to provide advice on neighbourly matters involved with the re-development of a large house in Mayfair.

The site was heavily enclosed with neighbouring properties on three sides. Two of the adjoining properties were large Victorian mansion buildings.

Having checked the title documents we noted that for each adjoining property, notice had to be served on a number of different parties including; the freehold owner (the landed estate), the building management company and the tenants of the flats adjoining the site.

We prepared and issued 24 separate notices in respect of the Party Wall works.

Following service of the notices, Gerald Eve negotiated with all adjoining owners and obtained their agreement to one award being prepared with the management company for each property, rather than individual awards with each adjoining owner. This was a much more economical solution for the building owner, as opposed to negotiating and agreeing awards in respect of each individual adjoining owner and their individual surveyors.

Thereafter, we inspected the affected areas of each property to prepare and agree Schedules of Condition and Party Wall awards with the adjoining owner’s surveyors.

Following completion of the works, Gerald Eve co-ordinated with the adjoining owner’s surveyors in checking off the Schedules of Condition.
