Client: Dunsfold Park Limited


Dunsfold Park, Surrey, is a 248 hectare aerodrome and business park, and is home to a growing number of developing technologies and industries within a range of hangars, warehousing, industrial and office units.

Dunsfold Park Limited acquired the site in 2002 and had a vision for the site as an eco-village: an exemplary sustainable mixed use development, building upon its existing economic base.


The vision was unfortunately not shared by the Local Authority, and Gerald Eve LLP were instructed by Dunsfold Park Limited in 2008 to provide strategic advice and presentation of evidence to a Public Inquiry which took place in March 2009 following the Secretary of State’s
recovery of an Appeal.

The proposal would deliver a truly mixed use community with market and affordable homes alongside smart economic growth. An unprecedented 910 of the 2,601 homes would be affordable – the largest ever single provision of affordable homes within the Borough.

The Eco-Village would be the most ecologically advanced community in Europe with an ethical, visionary and world-leading drive to tackle climate change. It is the first commercial development supported by Friends of the Earth (UK) along with the local Environmental Forum. The
carbon footprint of an eco-village resident would be less than half the average South-East resident, while attaining Code Level 6 for energy and water.

Hugh Bullock, Gerald Eve LLP’s Senior Partner, appeared as an expert planning witness at the four-week Public Inquiry. The evidence presented to the Inquiry was unprecedented in its examination of the carbon footprint of the proposed development.
