Comprehensive redevelopment and regeneration strategy for East Colchester. Initial work on planning and disposal associated with the factory closure of Colchester Lathe Ltd. Negotiations led to initial support from the planning authority for retail use.


Negotiated conditional contract with Tesco Stores followed by joint planning application for a superstore. Planning permission granted in the face of extreme competition. Subsequent initiative to redesign and realign the proposed Eastern Approaches Road. Secured agreement for
Essex County Council to abandon a CPO and negotiated with the Borough and County Councils, other landowners, and riparian owners, the Port Authority and British Rail an entirely new scheme to regenerate The Hythe with 80% private funding. Planning permission was granted following a comprehensive strategy of land assembly, political discussion and a major public exhibition.

Acted for all parties on land assembly, funding and planning. The highways scheme crosses a railway and river and was constructed ahead of the original programme at a cost of £10m without recourse to CPO powers. The initial public sector CPO scheme was costed at £20m.
Subsequent instructions to dispose of surplus land, for mixed commercial and residential uses and a series of separate proposals for major retail/leisure development and residential schemes on surrounding landholdings. Recent phase of work for use of the residential developers
following disposal and grant of consent to negotiate compensation for the adverse impact of electricity wayleaves.
