Client: The Portman Estate, The Manhattan Loft Corporation Ltd and Andre Balazs Properties


Gerald Eve LLP Planning and Development were instructed jointly by The Portman Estate, The Manhattan Loft Corporation Ltd and Andre Balazs Properties to facilitate the sustainable regeneration, development and re-use of the former Manchester Square Fire Station, 1 Chiltern Street, London, W1.

The building which is owned by The Portman Estate was designed and built as a fire station in 1889 and was used for this purpose up until June 2005 when a London Fire Emergency Planning Authority (LFEPA) review deemed the station as surplus to requirements. The building is Grade II listed and is located within a prominent site within a designated Conservation Area. As such it was necessary to secure the future of the building through viable re-use and development.

Gerald Eve LLP Planning and Development are working closely with the client team, the City Council, English Heritage and other key local stakeholders and have provided detailed planning advice to facilitate the preparation and submission of planning and listed building consent application to change the use of the building to an hotel (Class C1). The hotel would be operated by Andre Balazs, a respected and renowned hotel operator from the USA.

The planning strategy employed seeks to strike the best and most viable balance between conservation and refurbishment based on consistent investment and viable single use occupancy to secure the long-term future of the building. Planning Permission and listed building consent were granted April 2009.
