GEFCO, a parts supplier to the motor trade industry, instructed us to project manage the fit out of its new warehouse and distribution centre in Coventry.
The deadline for completing the fit out (including air conditioning, LPG systems for fork lifts and high-bay racking) was unusually challenging - our client wanted to complete the fit out on the same date that the developer’s contractor achieved practical completion of the shell building.
The penalty for not completing the fit out by the scheduled date would be a liability of £36,000 per day, reflecting the value and impact of lost business for each day out of operation.
We achieved a successful and on time completion by preparing ahead of time to deal with a range of risks including gaining access to the site before completion and agreeing the terms of access with the developer’s contractor in order not to jeopardise completion of the shell.
A significant area of risk involved the presence of nine separate contracts on site at any one time. A number of security, air conditioning, data and other contractor teams were directly employed by GEFCO and had to be project managed by our team. In most circumstances, the presence of different contracts would hamper the co-ordination of work and delay the completion date.
The successful completion of the project was due in no small part to the commitment, preparation and project management skills of our Birmingham-based team of building surveyors.
