Client: Generations Network
The Generations Network, which markets leading UK family history website Ancestry.co.uk, appointed us to find new office space for its rapidly expanding business.
They were based in serviced offices in Hammersmith Grove, west London, and needed to find 4-5,000 sq ft of grade A offices in the area, with flexibility built-in for future growth. Time was of the essence as they had already outgrown their current premises and we had six months to find and secure alternative space.
Another key factor was that the Hammersmith market had experienced a massive increase in demand for this type of space so, once we had pinpointed suitable buildings, we had to move fast.
We gave the Generations Network a choice of two buildings. Arlington’s Waterfront development in Hammersmith was deemed the better building, providing good views of the river and office space that was more flexible to fit-out.
Gerald Eve’s business space agency team negotiated a very competitive rental deal, considering the terms of the lease. The Generations Network has taken part of the third floor of Waterfront, totalling 4,322 sq ft, on a new five-year lease with three-year break on a phased rent basis, starting at £35 per sq ft and rising to £37.50 per sq ft.
The lease agreement also included six months’ rent free upfront with another three months’ rent free if the tenant doesn’t break the lease in year three.
Gerald Eve’s building surveying team was brought in to undertake a survey of the new space. The whole process, from instruction to completion of the deal, took five months, with the client securing the flexible space it required in the right location.
