Client: Grosvenor - 30 North Audley Street
Gerald Eve LLP was instructed by Grosvenor Limited to provide planning advice in respect of the proposed redevelopment of 30 North Audley Street for mixed use, a building located within the Mayfair Conservation Area.
The proposals comprise the demolition of the existing fourth floor level and rebuilding of the fourth and fifth floors to create nine residential units and the change of use of the basement and ground floor from use as a bank (Class A2) to a restaurant (Class A3) use involving associated internal and external alterations. The final proposal reflected the results of extensive pre-application discussions with officers of the City Council.
The proposals form part of a land use swap within the Central Activities Zone related to proposals for a new hotel at 8 Balderton Street.
Gerald Eve LLP co-ordinated the consultant team in the production of supporting information required for the application. The key issue involved the creation of sufficient additional floorspace for the residential units as part of a land use swap whilst sensitively extending and refurbishing the building in a manner sensitive to the character and appearance of the Mayfair Conservation Area.
Gerald Eve LLP prepared and submitted planning permission and conservation area consent applications in January 2010. The applications were accompanied by a detailed planning assessment addressing the key issues of design, conservation, operational management, waste and recycling, the principal of a land use swap and Westminster’s mixed use policy. Planning permission was granted in April 2010.
