Today in Central London, commercial development means mixed use development, including residential use. Large scale commercial development therefore generates a requirement for affordable housing as well. Gerald Eve understands these issues clearly and has considerable experience of the solutions.
For example, in advising Grosvenor Limited on the redevelopment of Belgrave House, next to Victoria Station, to provide new offices (350,000 sq ft), we helped to put together a land use proposal providing 27 apartments and 9 affordable units in an adjoining building, freeing up the Belgrave House site for a self-contained efficient large floorplate modern office building. The land use solution was successfully negotiated with the City of Westminster and the Mayor of London.
With Victoria Station nearby, Transport for London were keen to examine the transportation implications, which were also resolved by agreement.
