Client: Grosvenor
Grosvenor is an international developer, investor and fund manager whose origins lie in the central London landholding of the Grosvenor family.
This includes a significant landholding of over 2,200 properties in Belgravia – one of the most exclusive areas of London, bounded by Chelsea to the west, Knightsbridge to the north and Victoria to the south.
It is a challenging portfolio that includes residential, hotel, office, retail and redevelopment properties. We have undertaken tri-ennial valuations – for internal management and accounting purposes – for Grosvenor on this estate for over 25 years.
The solution This valuation exercise requires a team of 15 partners and associates who each bring specialist expertise to the work. As the residential estate is increasingly subject to enfranchisement claims, assessing where values fall requires the input of partners with leasehold reform valuation expertise, for instance. Others are expert in investment, planning, development and agency matters, each of whom contribute to detailed market analyses and commentary on the relevant property sectors.
Grosvenor also calls upon us for additional valuation advice, including capital gains tax, inheritance tax and appraisals of redevelopment/conversion opportunities.
Results With no downstream agency work influencing our valuations, Grosvenor is assured of measured, completely independent valuation advice.
