Our client holds an office investment property in the heart of central Manchester on Princess Street. The Victorian red-brick building is typical of the area and our client was careful to maintain the fabric of the building.
As you would expect for a building of this age, there is an on-going need to manage the maintenance and repair of the building. Unfortunately when our client had difficulties with the roof, their first choice of roofing contractor did not resolve these problems to their satisfaction.
We were appointed to help specify the works required and to manage the whole construction project from start to finish. Specialist skills are required to undertake a roof top inspection of a five-storey building – skills that our high-level access team has in abundance.
Using a ‘cherry picker’ device, we gained access and produced a detailed defect report on the roof’s condition. We assessed the options with our client and worked with their solicitors to establish the potential for legal action against the previous roofing contractor.
The next step was to specify and produce new drawings for a new, high quality roof. We planned the construction work so as to cause minimal disturbance to the occupying tenants. We delivered the project on time and within the £490,000 budget. The outcome of the legal action is still awaited.
