Somerset House is acknowledged as one of the best examples of 18th Century buildings in England. Grade I Listed and designed around a main quadrangle, it is occupied by various government departments and accommodates a range of cultural and artistic events.
Our client, King’s College London, wanted to acquire the leasehold interest in part of the building - known as New Wing and Conference Suite and totalling over 140,000 sq ft - for expansion purposes. The College appointed our building surveying team to establish the condition of the property before acquisition and so that they could be aware of their potential liabilities under the terms of their lease.
The solution The inspection required the input of a team of chartered building surveyors who undertook a detailed condition survey of the exterior and interior of the New Wing and Conference Suite, and employed a number of sub-consultants to address specialist engineering issues. We noted defects and deficiencies, and estimated the cost of the repair and maintenance works that should be addressed by the vendor prior to exchange, or to reach financial settlement in lieu of the vendor undertaking the works.
Results Our report was completed to a tight timescale and was used as a basis for negotiations on acquisition of the property.
