Our building consultancy team is advising Manchester City Council on a number of neighbourhood renewal initiatives across the city.
Like many other metropolitan borough councils, Manchester City Council has been embarking on a number of neighbourhood renewal initiatives in recent years. Their objectives were to provide a cleaner, safer and more secure environment in which people can live and work, and included such works as external brickwork repairs, repointing, brick cleaning, replacement windows and landscaping.
Our building consultancy team was part of the team delivering these renewal schemes in six areas of the city. Working closely with consultant partners and contractors, our role was to ensure that the neighbourhood facelifts improved the appearance of the area, provided value for money and achieved residents’ satisfaction.
The solution
As there were similarities between the six schemes, our team decided to administer a measured contract to manage the works. This type of contract reduces tendering times, increases competitiveness and introduces an element of a partnership approach.
We also introduced incentives for the contractors to ensure the projects were delivered within the required contract period. We set out performance criterion within the contract documents to ensure that contracts for the schemes were awarded not only on the basis of price, but also on the basis of on-going performance of previously awarded projects.
Results
At the end of each renewal project, Manchester City Council surveyed the residents for their feedback on the work. The results showed a high level of satisfaction with the quality of the work and the improvements made to the area.
Our team continues to provide design and consultancy services to the Council and its contractors on the new framework partnership for other similar renewal schemes in the city.
