Client: NLI Hotels and The Crown Estate, Northumberland Avenue

The Metropole Building and 10 Whitehall Place are located on a prominent site in Central London, between Trafalgar Square and Hungerford Bridge, with Northumberland Avenue to the north and Whitehall Place to the south and Great Scotland Yard and Scotland Place immediately to the west of the site. The River Thames is to the east of the site.

The Metropole building was designed and built in the 1880s as the Metropole Hotel before becoming the Ministry of Defence Office in 1936. The buildings are located within the Whitehall Conservation Area (a Conservation Area of national importance).

Gerald Eve LLP were instructed to provide planning advice and compile, manage and submit a planning application on behalf of NLI Hotels Ltd for the change of use of the Metropole Building to hotel use to create a world class, 268 bedroom hotel and to convert 10 Whitehall Place at to residential use to create 13 residential units and associated alterations.

Gerald Eve LLP led the negotiations with Westminster City Council to agree the principles of land use, heritage, highways and servicing and the operation of the hotel, and coordinated the submission and management of a substantial number of supporting documents from the consultant team. Planning permission for the redevelopment of the buildings was subsequently granted.
