Gerald Eve LLP were instructed in 2007 by the Leicester Square Co-ownership Group to provide planning and viability advice in relation to comprehensive mixed-use redevelopment proposals on the south west corner of Leicester Square.
The iconic building designed by MAKE Architects was developed in conjunction with extensive negotiations with WCC officers and Members, GLA, English Heritage and wide range of stakeholders.
The proposals involved demolition of all existing buildings in The Leicester Square Conservation Area and world class building to regenerate the under-utilised part of square and new issues between Leicester Square and the National Gallery.
The development comprised restaurants at ground floor level, boutique, 245 bed hotel above and 33 residential units.
The complexities associated with the proposals were significant and included securing affordable housing via financial contribution based upon viability evidence and scrutiny, demolition of the existing buildings, height, bulk, mass, transport and sustainability.
Notwithstanding strong objection from English Heritage, planning permission and conservation area consent were granted by the City of Westminster in October 2008 and supported by the Mayor of London.
