This case study is another example of ways in which our corporate property management clients benefit from our day-to-day proactive involvement in their work.
In this instance, the owner of land adjacent to the client’s site was looking to submit a planning application for a mixed retail scheme. The planners wanted the developer to change a service access point to the scheme that required the access over a 10 metre strip of roadway owned by our client.
The solution
The developer made an original offer of £50,000 for future access over the 10 metres of land. Having negotiated several similar deals in recent years, we pushed the negotiations as far as possible without jeopardising the deal - nor the wider development - altogether.
Results
The developer agreed to pay £500,000, for rights of access over the short strip of roadway and the client was able to include various conditions over the development which would not otherwise have been possible.
