Our client originally purchased Senator House in 2004 in a portfolio of four properties totalling approximately £285m. After a period of 18 months, our client sought to break up the portfolio and instructed our investment team to sell individual buildings in the most appropriate manner.

The solution
At the time there was significant interest from overseas investors in the UK property market, particularly in the City. In order to achieve the maximum price, it was important to present this property as a new product (having only been purchased some 18 months earlier in a portfolio). To achieve this we prepared a new fully comprehensive marketing brochure, which sold the property’s location and quality of the building.

Our strategy involved a full coverage of the market, which included marketing trips to Germany, Switzerland, Ireland and Russia.

Results
The property was ultimately sold for £104m to Resolution Property. Importantly, we had offers and interest from other parties that helped ensure a rapid (and non-negotiated) due diligence period.
