Property investor, PRUPIM owns a number of units in Cwmbran town centre, some of which have remained unlet since the last tenants had vacated some months ago. Following the introduction of empty rates legislation in April 2008, PRUPIM was faced with an empty rates bill for 10 properties, which it passed onto our rating team for consideration.
The solution
As Cwmbran town centre was built in the 1970’s, some of the units were in the process of being refurbished. The contractor would have typically established a site office in a temporary structure, but our solution was for the contractors to take occupation of one or more units on a rolling six week programme, enabling PRUPIM to claim three months of 100% relief after each six week occupation period.
