Client: Quintain Estates & Development


Around the National Stadium lies one of the largest “London Plan Opportunity Areas” for regeneration, some 590 acres within which a new district and setting for the Stadium is being created.

Quintain Estates & Development PLC acquired 58 acres of land around the National Stadium and appointed us as consultants to advise on planning issues to bring forward a regeneration project of national significance.

Working alongside the design team led by the Richard Rogers Partnership, the London Borough of Brent, the Greater London Authority “family” and other stakeholders and advisers, we have helped to formulate a strategy for the preparation of a Masterplan Framework for the whole of the Area.

Our role, as strategic planning consultants, has been to work with all concerned to ensure that the planning and regeneration process can be taken forward as thoroughly and as rapidly as possible to complement the new Nation Stadium.

The solution
The issues that have been tackled include integrating the National Stadium and new district with Wembley town centre; creating a balance of land uses to provide jobs and homes; shaping exciting new leisure and retail facilities to complement the Stadium, the Arena and Wembley town centre in the light of leisure and retail planning policy; addressing consultation strategies; and assessing the socio-economic implications of the project on a diverse local community.

Results
Planning permission for stage one of the development was secured within just nine months from submission. It provides for over 3,700 new houses, including affordable housing, student accommodation and special needs housing; 1.5 million sq ft commercial development; a new flagship hotel and aparthotel facilities and 88,000 sq ft of community facilities - a total development of 5 million sq ft.
