Gerald Eve were invited to enter in to a competitive tendering exercise and, following thorough examination, we were successfully retained as general property adviser to the Scottish Ambulance Service throughout Scotland.

We are advising the clients on identification and acquisition of new premises where our remit is to search and find accommodation, either on an existing or new build basis, to meet specific requirements. Once suitable premises have been identified we negotiate the terms of lease or purchase and carry out the necessary due diligence including pre-acquisition survey reports and, if required, schedules of condition are prepared. We also liaise with the client’s legal advisers throughout the process.

In addition, we are retained to sell or lease any surplus premises. This involves inspection, valuation, strategic advice, marketing advice and a report being produced for each property. Thereafter the premises go to the open market and best bids are invited. Our property related advice to the Scottish Ambulance Service is carried out in accordance with the guidelines contained within the NHS Transaction Handbook.

As part of our strategic portfolio advice we act on the client’s behalf with regard to rent reviews for their leasehold premises. Our remit is to minimise all property related outgoings and we utilise our professional experience and market knowledge to our client’s benefit with a high percentage being agreed at nil or minimal rental uplift.
