Client: Tarmac - Bradford
As one of the country’s largest suppliers of aggregates, Tarmac identified this site in Bradford as surplus to requirements, relocating its operations elsewhere in the region.
Identifying that the six acre site had redevelopment potential, Tarmac appointed our development experts to advise on the sale of the site.
Our solution
Formerly used as a concrete batching plant, the site was heavily contaminated, whilst former mine workings and differing levels of the site created added problems which required various structural engineering reports. By analysing the market and undertaking various development appraisals, we identified the best alternative use for the site – B1, B2 and B8 uses. This informed the basis of our marketing campaign, and a target list of developers were approached with the development opportunity.
Result
On receipt of best bids from a shortlist of developers, we agreed to proceed with PPG Land, an active regional developer. The site was sold for £1.4m, and PPG Land has already part pre-let its 90,000 sq ft scheme to a trade counter operator.
