Client: Villafont Homes - Timperley

Villafont Homes is one of the leading privately owned housebuilders in the North West of England, with a reputation for sensitive mixed use schemes.

Gerald Eve was asked to provide planning advice to Villafont regarding the redevelopment of a garden centre in Timperley, Cheshire for a 96 bed care home, children’s nursery, a day care centre and a 364 square metre health centre.

Approach
The site had an extensive planning history and addressing the previous issues was fundamental to delivering a successful scheme. The site was also surrounded by residential properties and so active community engagement was undertaken at an early stage to identify and address any concerns.

We undertook a number of pre-application meetings with the Local Planning Department to confirm acceptability of the principle of the proposed uses, the quantum of development, design and highway issues and the relationship with the surrounding properties.

Result
Planning permission was granted at Committee for the mixed use redevelopment of the site within the statutory time period.
