The Wellcome Trust is an independent charity that has a diversified portfolio of investments. A key investment is its South Kensington estate, containing some of London’s most exclusive areas such as Onslow Square, Pelham Crescent and Cranley Gardens.
The Trust requires valuations of the estate for accounting purposes. Knowing that we advise many other London estates on a variety of matters – including Bedford Estate, Crown Estate, Cadogan Estates, Grosvenor, Howard de Walden and the Portman Estate – it has appointed our residential team to undertake annual valuations.
The solution
This estate is one of the largest estates in central London, which is mainly residential, including HMOs, with some office, retail and hotel uses. Each year, a team of 10 partners bring their specialist knowledge of these sectors to bear upon the valuation exercise for accounts and asset management purposes. With no downstream agency work influencing our valuations, the Trust is assured of completely independent advice.
Results
The South Kensington estate generates income which the Wellcome Trust ultimately uses to fund medical research. Our valuations have provided the Trust with an annual valuation of its investment, enabling it to assess the Estates’ performance against other investment assets.
