Many of our clients in the logistics sector have extensive experience of acquiring and disposing of property to suit their evolving operational requirements. So when they come to us, they expect, and get, a higher level of expertise and insight into their sector.
Wells and Young Brewery is a good example. It wished to acquire a 130,000 sq ft freehold design and build warehouse from Gazeley Developments on G Park, Cambridge Road, Bedford. The nature of the deal would enable the brewery to acquire the base building and specify a series of enhancements which would provide a bespoke beer and wine distribution facility to supply the brewery’s public house chain.
The specification was subject to agreement with the developer on an open-book basis. Wells and Young asked us to advise on the cost of the enhancements, the profit that the developer intended to take, and also to assess the marketability of the building both as an investment as well on a leasehold basis should it become surplus to requirements at some time in the future.
Our involvement ensured that our client could proceed with confidence. The specification was agreed at a competitive cost and the building is scheduled for completion and occupation in December 2006
