Healthcare is a rapidly maturing investment asset class and increasingly, healthcare providers are looking to property for funding and income solutions. At Gerald Eve we have a strong track record in the sector as illustrated below.
In the private long term care sector, generally acting for investors and their funders, we have advised recently on many of the most challenging and innovative deals such as Blackstone’s successful acquisitions of care home groups, Southern Cross, NHP and Ashbourne and Three Delta’s acquisitions of care home sale and leaseback investments and of Senad, the provider of education services to people with severe learning disabilities. We have also provided property due diligence and valuation advice to clients on other unsuccessful corporate acquisitions across the sector including in specialised services such as learning disabilities.
In the acute medical/surgical sector we acted a few years ago for Nikko on the £250m sale and leaseback of 20 hospitals operated by Capio, we provided preliminary advice to an under-bidder on the recent sales of General Healthcare Group and BUPA, and have sold trading independent hospitals to Nuffield, BMI and Classic. We also have experience of the acute psychiatric market, advising Partnerships in Care on a number of recent and current acquisitions, valuation advice to Alpha Hospitals on their acquisition of Mayflower Hospitals and rating advice to the Priory Group.
We are well connected amongst charity providers of healthcare services including Leonard Cheshire, Friends of the Elderly, IndependentAge and numerous Catholic Orders for whom we provide strategic estates, planning and development, acquisition and disposal advice.
We also provide valuation, agency and rating advice to a number of NHS Trusts across the UK, using our specialist skills in our regional teams, have undertaken numerous valuations of new medical centre premises being procured under the NHS lift initiative and have acted recently for Southwark Council on the sale of a secure adolescent unit.
We work closely with our planning team, which has expertise in promoting development proposals for a range of assisted living and care village schemes through the planning process including for Sunrise Senior Living and we provide site acquisition valuations in this sector.
