Investor demand in commercial property is dictated by its performance in relation to other asset classes. In recent years, its superior returns has attracted a record volume of demand from private and overseas investors, which has driven yields to new lows. The market correction of 2008, however, has attracted other types of investor – such as property companies – who are prepared to accept greater levels of risk.

In an uncertain market, investment opportunities certainly don’t present themselves by accident. You have to create them, and to do this you need to be aggressive, decisive, proactive, knowledgeable, and to have great contacts. Our investment team has all of these things.

Whilst the average lot size of our transactions is large, we are routinely involved in buying and selling smaller properties which other agents prefer to avoid. For us, it’s about client service and client loyalty, not securing the most lucrative fees.

Quite often, deals are linked to clients of our occupational agency or planning & development departments. Some of these have been straightforward sales or acquisitions. Others have been much more complicated where we may have organised funding for new developments, set up specialist investment vehicles or arranged sale and leasebacks.
