Mike is a Partner and leads Gerald Eve’s specialist Lease Exit team. He advises on all aspects of lease end strategy and negotiation including dilapidations, break clauses, surrenders, portfolio disposal, insolvency and lease liability provisioning. He works across all types of commercial property, with a particular focus on Section 18 valuations.

Mike was responsible for setting up the Lease Exit team in 2004 whilst at Drivers Jonas before moving to Deloitte. The team, which includes both building and general practice surveyors providing expert advice to landlords and tenants on the building, valuation, legal and negotiation aspects of dilapidations and lease exit, joined Gerald Eve in 2016.

Mike is a trained negotiator and experienced in preparing and giving expert witness valuation evidence. He is a RICS registered valuer and a regular columnist on dilapidations for Estates Gazette.

Specific experience

Mapeley Estates – advisor on lease exit and dilapidation negotiations for over 12 years

Aviva Central Services – advising dilapidations for over 6 years and responsible for concluding in excess of 100 cases

QVC – lease exit negotiations on 140,000 sq ft Marco Polo House, Battersea

Nomura – advice and negotiations leading to a £4m saving on a dilapidations claim on offices at Monument, EC3, including recovering sums from subtenants

Transport Research Laboratory – advice and negotiations on a dilapidations claim of £5m on office and industrial premises in Berkshire. Attendance at mediation and provision of expert witness evidence as part of court proceedings.

London Underwriting Centre – lease exit advisory instruction on 275,000 sq ft at 3 Minister Court, London, EC3

Section 18 Valuation Expert Witness – instructed in specialist capacity by landlord and tenant clients often via a direct approach from solicitors. Significant experience in mediation and arbitration. Acted in expert witness capacity in court proceedings for clients including Old Mutual, Rockspring, London & Continental Railways, Fujitsu and Grove Investments.
