I’m a Partner here at Gerald Eve and lead our specialist Lease Exit team. I advise on all aspects of lease end strategy and negotiation including dilapidations, break clauses, surrenders, portfolio disposal, insolvency and lease liability provisioning. I work across all types of commercial property, with a particular focus on Section 18 valuations. I am also co-head of our Building Consultancy and Project Management team and involved in our corporate real estate and property and asset management businesses.

I was responsible for setting up the Lease Exit team in 2004 whilst at Drivers Jonas before moving to Deloitte. The team, which includes both building and general practice surveyors providing expert advice to landlords and tenants on the building, valuation, legal and negotiation aspects of dilapidations and lease exit, joined Gerald Eve in 2016. I’m a trained negotiator and experienced in preparing and giving expert witness valuation evidence. I have a wide range of experience in property acquisition, disposal, landlord and tenant and dispute resolution, gained over the last 25 years in practice.

My key clients include Mapeley Estates, Prudential, EDF Energy, Schroders, Aviva Central Services, Arthur J Gallagher, The London Underwriting Centre, Mizuho, Financial Conduct Authority, OFCOM, NHS Property Services, Legal & General, M7 Real Estate, Warehouse REIT, Grosvenor, William Hill, Marks & Spencer, WH Smith and Costa.

 

MY RECENT PROJECTS

  • Mapeley Estates – I have been adviser on lease exit and dilapidation negotiations on HMRC, VOA, IPS and UK Boarder Agency occupational estates for over 10 years. I’ve advised on over 2.7 million sq ft of lease exits, with savings of £45 million achieved to date.
  • Prudential – I was the project lead on the lease exit budgeting and negotiations on the UK office portfolio of 900,000 sq ft. I gave occupational advice on consolidation of London City Estate and exit from five City buildings, totalling 300,000 sq ft.
  • Schroders – I was the project lead on strategic advice and negotiations to deliver London office migration and consolidation from 330,000 sq ft to a new HQ. I achieved lease exit savings of over £8 million from client target.
